Multi-Units present a unique situation for inspection. There are common areas and there are individual per unit systems like heating and electrical. My fees are the base fee (by total SF) plus an additional per unit fee for each additional unit. (So a 2600 SF 2 unit property would be $375 + 125 = $500). Straight-forward and simple.
Short Term Test provides a 95% confidence reading for listed price. If we detect elevated levels, then we can leave the test for the EPA recommended 48hrs, for a full report ($50 additional)

Here is how I do pest inspections -- I will be inspecting the whole home anyway. I will advise if I see any pest activity and include it on my report (Carpenter Ants, Termites, beetles, wasps, etc.). The fee only applies if I need to provide the NPMA-33 Pest Inspection form for a VA / FHA Loan.
Per room fee includes 3 surface tape tests and the shipping and laboratory fees to identify the mold and rule out black mold or other toxic molds. I also have a moisture meter, and we can apply the moister meter to the suspect areas to see if there is an elevated moisture level, comparing suspect areas to other areas to minimize test fees.
Per room fee for each swab (special coated testing swabs) provide instantaneous visual results.
